Voit Real Estate Services Directs $15.9 Million Sale of Newly Developed 120,576-SF Industrial Property in Rialto, CA

  • Rialto, CA  Voit Real Estate Services has successfully directed the sale of a newly constructed, 120,576 square-foot freestanding industrial facility in Rialto, California, for a total consideration of $15.9 million.

The property was purchased by 1450 Alder Avenue, LLC which then leased out the property to its affiliate Magnolia Foods, a Mira Loma-based manufacturer and distributor of high-quality food products that is expanding its presence in the Inland Empire with this acquisition.

Voit represented Compass Danbe Real Estate Partners LLC in the acquisition of more than 15 acres of land over the past 24 months and is now the exclusive agent for each property’s lease or sale.

Situated in a newly developed business park within the Renaissance master-planned development of Rialto, the building offers immediate access to I-210 freeway, and is close to the 210/15 freeway interchange, which allows excellent East West and North South interstate transportation routes, according to Voit’s Chenoweth.

The facility features 22 dock-high loading doors, an ESFR fire sprinkler system, 32-foot minimum ceiling clear height, a 181-foot truck court, and a 2,000-amp electrical services, 6,000 SF of two-story office, among other amenities.

HFF closes sale of North County San Diego, CA medical office building

SAN DIEGO, CA  HFF announces that it has closed the sale of Palomar Health Outpatient Center Phase I, a medical office building totaling approximately 75,000 square feet in North County San Diego, California.

HFF marketed the property on behalf of the seller, Encinitas-based real estate developer JRMC Real Estate Inc., and procured the buyer, Harrison Street Real Estate Capital, LLC.

The property is a three-story, build-to-suit, Class A building that is 100 percent leased to Palomar Heath, which plans to offer high-acuity services such as radiation, oncology, express care/outpatient clinical services and a Palomar-Rady Children’s Hospital venture at the facility.  Phase I was delivered in April 2018.

The Palomar Health Outpatient Center Phase I is located on the 56-acre, award-winning Palomar Medical Center Escondido campus, a 288-bed hospital with the only Trauma Center within a 20-mile radius.  

Additionally, the building is positioned at the intersection of Interstate 15 and State Route 78, two major thoroughfares in San Diego County.

St. Louis, MO – It’s an exciting time in north St. Louis City. Along with the multibillion-dollar National Geospatial-Intelligence Agency (NGA) project proceeding and new residential homes being built, St. Louis Grocery Group has opened the ZOOM Gulf gas station and C-Store at 1300 N. An official grand opening celebration is scheduled for mid-April.
