Orlando, FL -- A local U.S. Army veteran and his family received the gift of a lifetime on November 28. Army veteran Andrew Inman, his wife Erin and two young daughters saw for the first time, their brand-new mortgage-free home in St. Cloud, Florida.

The home was built and donated by PulteGroup through the company’s Built to Honor program in partnership with nonprofit Operation Homefront.

The family was first surprised with the announcement during an Osceola County Board of Commissioners meeting in May.  Since then, PulteGroup’s North Florida division, along with their trade partners and suppliers, have been hard at work constructing the brand-new, four-bedroom home to welcome the Inman family home for the holidays. .

“This is the best way for us to say thank you to someone for their service and sacrifice,” said Clint Ball, division president for PulteGroup’s North Florida operations.

“We have had the wonderful opportunity to meet and spend time with Andrew and his family, and there could not be four people more deserving of this new home.  I hope they build lasting memories here and enjoy their very first Christmas in their new home.”

Andrew and his wife, Erin, have been married for 13 years and have two daughters, Brianna, 13, and Zoe, 7.

Andrew served nine years in the military. He enlisted in the Marines in 1997 and served for five years until 2002. One year later, he enlisted in the Army and served two tours to Iraq as a specialist. In 2006, Andrew was honorably discharged.

As a young child, Andrew did not have a stable home environment. His family constantly moved between Oregon, Washington, and Nevada. Now, suffering from post-traumatic stress, he worried that his family would suffer the same fate.

Said Inman and his wife, “Our main goal was to be homeowners. We wanted a home to call our own and for our children to grow up in—so this is certainly a dream come true. We are incredibly grateful to Pulte and Operation Homefront for this gift — it will be life-changing.”

The Inman family saw their completed new home for the first time on Wednesday, November 28. Thanks to the generosity of Pulte employees, vendors and trade partners the home is fully-furnished, and many services were donated to build the home.

During the construction process, the home was also filled with “Notes of Love.”  Pulte employees and others involved in the construction of the home, along with some of the Inman’s friends and family members, left notes of hope, encouragement and love for the family on the studs of the walls before they were closed up.  Andrew Inman also wrote a heartfelt tribute to all his fallen Army brothers.

Brig. Gen. (ret.) Robert D. Thomas
“We are extremely grateful to PulteGroup and their Built to Honor program for supporting our veterans and military families with mortgage-free homes,” said Brig. Gen. (ret.) Robert Thomas, chief operating officer of Operation Homefront.

“We are excited to provide the Inman family a home that will create life-changing financial stability, and relief from the burden of a decades long mortgage.

"At Operation Homefront, we are changing lives by partnering with like-minded individuals, companies, and other organizations to accomplish our mission of building strong, stable, and secure military families so that they can thrive – not struggle to get by – in the communities they have worked so hard to protect.”

PulteGroup’s Built to Honor program was launched in 2013 to recognize and thank returning military personnel who have been injured during their term of service by providing mortgage-free homes to veterans and their families.

Built to Honor works in partnership with nonprofit organizations to identify veteran candidates. This is the 52nd home dedicated through the Built to Honor program.

Miles Tombrink
OCALA, FL  – Marcus & Millichap (NYSE: MMI), a leading commercial real estate investment services firm with offices throughout the United States and Canada, announced the sale of Jordan Court, a 48-unit apartment property located in Ocala, Fla., according to Ari Ravi, regional manager of the firm’s Tampa office. The asset sold for $3,000,000.

The buyer, a private investor, was secured and represented by Miles Tombrink, Casey Babb, CCIM, Luis Baez, CCIM, and Shawn Rupp, investment specialists in Marcus & Millichap’s Tampa office

“Our client was in a 1031 exchange looking for a property with upside potential to increase cash-flow compared to his downleg property,"  said Tombrink.

Casey Babb
"Through all of our resources, we discovered Jordan Court which fit his search criteria perfectly.

"The buyer was attracted to the immediate upside in rental income which was readily available due to the property having most of the non-income producing improvements completed.

"Therefore, it created a perfect opportunity for our buyer to step right in and immediately increase cash-flow.”

It consists of 48 two-bedroom/one-bathroom units averaging 771 square feet, spread out amongst 12 concrete block buildings on 4.81 acres.

With all new HVAC units and the majority of windows replaced, it allows the new owner to come in and implement a strategic interiors improvement program to dramatically increase rental rates.

Jordan Court, located at 101 NW 23rd Place in Ocala, Fla. is conveniently located near most of the economic demand drivers in a growing MSA with low historical deferred maintenance.
