Bulls Capital Partners Completes Conversion of a Forward Commitment on a $3.4M HOPE VI Development in Atlanta



VIENNA, VA, Oct. 6, 2009 -- Bulls Capital Partners, LLC, a multifamily financial services provider and Fannie Mae Delegated Underwriting & Servicing (DUS®) lender, today announced it has completed a transaction in the amount of $3,425,000 for the financing of Villages at Carver Phase V (top left photo)  in Atlanta.

Fannie Mae provided a credit enhancement for bonds through SunTrust Bank during the construction phase of the project. The development team is a joint venture of The Integral Group, LLC and H.J. Russell New Urban Development, LLC.

Villages at Carver Phase V, a 165-unit apartment development implemented by The Integral Group partnership, is part of a master-planned community designed to reflect the concepts of "new urbanism." The community, once fully developed, will include both rental and homeownership units as well as a YMCA and the Atlanta Braves Baseball Academy to create a community where people can live, work and play.


The property includes public housing units made available through the U.S. Department of Housing and Urban Development's HOPE VI program, Low Income Housing Tax Credit units, and market-rate units. The $3,425,000 in financing through the Fannie Mae DUS program was a conversion of a forward commitment from a construction loan to permanent financing.

Bulls Capital Partners Arranges Financing of $2.68M for 72-Unit Apartment Property in Fort Collins, CO.

VIENNA, VA, April 14, 2009 -- Bulls Capital Partners LLC, a multifamily financial services provider and Fannie Mae Delegated Underwriting & Servicing (DUS®) lender, today announced it has provided financing to Willow Grove, Ltd. in the amount of $2,680,000 for the refinance of Willow Grove Apartments (bottom right photo) in Fort Collins, CO.

Willow Grove Apartments is a 72-unit garden apartment complex built in 1990 with a mixture of one and two bedroom units.

The complex is part of a community development which shares amenities such as a pool, spa and fitness center.

The loan was originated by Mark Van Kirk (top right photo) at Bulls Capital Partners, LLC. Tom Sibbald of Shield Street Corporation represented the Borrower.

Bulls Capital Partners Arranges $2.3M Refinance of 116-Unit Apartment Property in Washington, D.C.

VIENNA, VA, Feb. 25, 2009 -- Bulls Capital Partners LLC, a multi-family financial services provider and Fannie Mae Delegated Underwriting & Servicing (DUS®) lender, today announced it has provided financing to Connecticut Park, LLC in the amount of $2.3 million for the refinance of Connecticut Park Apartments (top right photo) in Washington, D.C.

Connecticut Park Apartments is a 116-unit mid-rise apartment complex built in 1955 with a mixture of one- and two-bedroom units.
Property amenities include a rooftop deck, 24-hour concierge/security service, underground parking and laundry facilities.

The property is located in the Woodley Park neighborhood of Washington, D.C. and is close to the National Zoo, the Adams-Morgan and Dupont Circle neighborhoods, and is minutes from the National Mall.

The loan was originated by Diane Taylor of SunTrust Bank and Alicia Cotton, (bottom right photo) Assistant Vice President at Bulls Capital Partners, LLC.

Fannie Mae DUS Lender Bulls Capital Partners Appoints Mary Ann Jones as Chief Underwriter

VIENNA, VA, July 8, 2008 - Bulls Capital Partners, LLC, a multifamily financial service provider and Fannie Mae Delegated Underwriting and Servicing (DUS) lender, announced the appointment of Mary Ann Jones (top right photo) as Senior Vice President and Chief Underwriter.

As Chief Underwriter, Ms. Jones is responsible for all underwriting activities, credit policy, risk management and asset management. Ms. Jones' hire comes shortly after Goldman Sachs' minority investment in Bulls Capital Partners.

An experienced real estate and finance industry veteran, Mary Ann Jones most recently served as Director of Originations for CIT Group (NYSE: CIT), a global commercial finance company. Prior, Ms. Jones served at Centerline Capital Group as Senior Vice President for Strategic Originations as well as five years as Chief Underwriter. As Chief Underwriter she was responsible for underwriting and approval of over $1.2 billion in annual Fannie Mae DUS loan production.

VIENNA, VA, June 12, 2008 -- Goldman Sachs Commercial Mortgage Capital has made a strategic investment in Bulls Capital Partners, LLC, a Fannie Mae Delegated Underwriting and Servicing (DUS®) lender specializing in multifamily housing loans.
