Crescent Heights® Announces Name and Start of Construction on 76-Story Apartment Tower in Chicago’s South Loop

CHICAGO, IL — The Chicago office of Crescent Heights® announced the name of S Loop Chicago Development II, LLC’s 76-story, Rafael Viñoly-designed rental tower in Chicago’s South Loop.

 Located at 1200 S. Indiana Ave., One Grant Park will include 792 luxury apartments overlooking Grant Park and, at 829 feet, be one of the city’s tallest residential buildings. Construction on the tower began in December 2016, with delivery scheduled for early 2019.

The luxury high-rise will include a mix of studio, one-, two- and three-bedroom apartments, with interiors by New York-based Rockwell Group. In addition to unobstructed views of the Chicago skyline, Grant Park and Lake Michigan, residents will enjoy an unprecedented array of thoughtfully curated amenity spaces, also designed by Rockwell Group, as well as five-star service and state-of-the-art technology in both the residences and common areas.

NAI Realvest Negotiates Nine Leases totaling more than 19,964 Square Feet at Orlando Industrial Centers

ORLANDO, Fla. – NAI Realvest recently negotiated eight new leases at South Park Business Center and one expansion lease at the warehouse facility on Carder Road in Orlando, all totaling more than 19,964 rentable square feet.

Tom R. Kelley, II, CCIM, a principal at NAI Realvest represented Miami-based landlord South Park LLC in lease agreements with eight new tenants for a total of 14,864 square feet at 8600 Commodity Circle off of S. John Young Parkway and W. Sandlake Rd.  

Tenants include Excel Express Cargo Corp., Warrick Group, New Era Apprenticeship, Educational Services, Inc., Festejos Party Rentals and F.W. Creations, Inc., who each leased 1,830 square feet, along with Minifigs ‘R Us, LLC who leased 1,825 square feet and FloorMaster Enterprises Inc. who leased 2,059 square feet. 

 John Gordon of Olde Town Brokers represented New Era Apprenticeship.

Kelley also completed an office/warehouse expansion lease agreement for 5,100 square feet representing Freese Management of Oviedo, the landlord at 5612 Carder Rd.

The tenant is Pool Care Specialists of Central Florida, LLC.

Berkadia Closes on 375 Apartments in Huntsville, AL for $9.9 Million

BIRMINGHAM, AL --- Berkadia recently negotiated the sale of Hillside Village and Twickenham Village located in Huntsville with a total of 376 apartment units for $9,925,000.00 or $26,396 per unit.

Managing Director David Oakley, Senior Directors David Etchison and David Wilson with the Birmingham office of Berkadia Real Estate Advisors, LLC represented the seller, Huntsville-based Hillside Village, LLC and Twickenham Village, LLC.

Hillside Village, with 223 units is located at 4515 Bonnell Drive, and Twickenham Village with 152 units is located at 5001 Galaxy Way. Both apartment communities were built in 1985.

The buyer, McCreary Realty Management, Inc. based in Marietta, Ga., has plans for exterior and interior renovations.

Berger Commercial Realty Brokers $8 Million Sale of McNab Commercial Center in North Lauderdale, FL

FORT LAUDERDALE, FL - Berger Commercial Realty President Lloyd Berger and Broker Associate Greg Milopoulos recently represented McNab Commercial Center No. 1, LLC in the $8 million sale of McNab Commercial Center to Genet Property Group. The transaction closed December 15.
                                                       
"Genet Property Group was the ideal buyer for this property as they understand the value and characteristics of owning and managing small bay warehouse space. There's no better operator of this type of product," Berger said.

Located at 7544 W. McNab Road in North Lauderdale, the 135,000-square-foot multi-tenant industrial park was locally owned and managed by McNab Commercial Center No. 1, LLC, a partnership between commercial real estate developers Jack Loos and Austin Forman that extends more than 20 years.

McNab Commercial Center is situated on an 8.13-acre lot just west of U.S. 441 and north of Commercial Boulevard, providing convenient access to Florida's Turnpike and the Sawgrass Expressway. The property features ample parking, grade-level overhead doors and up to 14 feet of clear ceiling height. McNab Commercial Center is currently 98 percent occupied.
