International commercial real estate brand expands in Jacksonville, FL with the launch of SVN First Coast Commercial

Phoenix industrial construction pipeline reaches 10-year high

PHOENIX, AZ – According to the Q3 Industrial Insight report from the Phoenix office of JLL, metro Phoenix now has more than 10 million square feet of industrial space under construction – the highest level of year-to-date construction activity since 2007.

 Despite still-rising construction costs, the JLL report cites in-migration and a growing pool of skilled labor as key factors driving the growth.

“Companies have recognized the favorable operating conditions in the Valley and they are not only driving new industrial construction but are also committing to new spec projects prior to completion of their construction,” said JLL Vice President Riley Gilbert.

 Lincoln Logistics 40 -- Denver's largest industrial deal of the year 

 “Phoenix has not traditionally been known as a pre-leasing industrial market but we are seeing that now, and fully anticipate this trend to continue as the market evolves.”
  
The largest industrial deal of the year was completed in September with Nike’s purchase of Lincoln Logistics 40, a 901,700-square-foot Class A industrial project in the Southwest Valley, for $69.8 million.

BKM Capital Partners Acquires 150,245-SF Industrial Business Park in Denver, CO for $14.7 Milion

DENVER, CO – BKM Capital Partners, an institutional fund manager with a niche focus on value-add, light industrial multi-tenant investments, has acquired Crossroads Distribution Center, a 14-unit industrial asset consisting of three single-story distribution warehouse buildings totaling 150,245 square feet in the Central East I-70/Montbello submarket of Denver, Colorado.

BKM acquired the property from KEW Realty, a private local seller, in an off-market transaction for $14.75 million.

“This was a rare opportunity to acquire a well-occupied industrial business park, strategically located in the most desirable and one of the fastest-growing industrial submarkets of Denver,” says BKM Capital Partners Managing Director of Acquisitions, Brett Turner.

Crossroads Distribution Center is strategically located off I-70, 25 minutes from Denver’s Downtown business district, offering easy access to the Denver airport, I-70, I-25, Downtown Denver, and Denver Tech Center.


Originally constructed in 1973, Crossroads Distribution Center is 90% leased to 12 tenants and features a mix of grade level, full-dock, and half-dock loading.

 The firm plans to rebrand the asset as Havana 37 Business Center and will invest approximately $1.2 million in capital improvements to upgrade the roof, HVAC system, and parking lot, notes Turner.

Crossroads Distribution Center is located at 3700 Havana Street in Denver, Colorado.

It is located in an area of vineyards and close to large recreational lakes for boating, skiing and fishing. For big-city fun, Dallas is only a two-hour drive and an airport is ten minutes away for more distant travel.
