DoorDash Signs Lease on Lincoln Property Company’s Grand 2 in Tempe, AZ

TEMPE, AZ – The nation’s leading on-demand food platform, DoorDash, has completed a full building lease at Lincoln Property Company's Grand 2 in Tempe, Arizona.

DoorDash will move into the Grand 2 building – the second of eight Class A office buildings slated for development by LPC at The Grand at Papago Park Center master-planned development – this Spring.

Headquartered in San Francisco, DoorDash launched in 2013 and opened its first regional office in Phoenix in 2016. 

The Arizona location has quickly grown to become one of the company’s largest offices nationwide, primarily focusing on sales and support functions.

DoorDash serves more than 4,000 cities across three countries, including all 50 states in the U.S. as well as locations in Puerto Rico, Canada and Australia.

 The company has solidified a leadership position in the industry – and as of September 2019 leads the charge with more than 35 percent of the nation’s market share, according to Edison Trends.

Located at 1033 W. Roosevelt Way, Grand 2 will be a LEED Silver, Energy Star building developed between April 2018 and October 2019 by LPC, the NAIOP Arizona 2018 Owner and Developer of the Year.

 The project sits on the immediate north side of the Loop 202 Freeway, minutes from downtown Tempe, Arizona State University, Papago Park and Sky Harbor International Airport.

The Grand 2 building can be accessed via two freeway interchanges and is served by below-ground parking and a covered parking garage, two light rail stops that bookend the project.

 Together with a location on the north side of Tempe Town Lake, employee commute times can be cut by 30 or more minutes compared to projects on the south side of the Lake.

Grand 2 is part of The Grand at Papago Park Center master-planned project. 

At build out, The Grand will total 60 acres and 3.2 million square feet of office, multifamily, hotel, retail and restaurant space located on the last developable parcel within the 350-acre Papago Park Center business park.

LPC serves as the developer, leasing agent and property manager for all office space at The Grand. Whiting-Turner is the general contractor for Grand 2 and DAVIS is the architect.

EcoSystem Renewal Announces New Wetlands Restoration Projects

    BATON ROUGE, LA – EcoSystem Renewal LLC, a pioneer in turnkey mitigation banking to restore and preserve sensitive environmental land, is providing technical and regulatory permitting services for critical wetland restoration of more than 1,100 acres in the Ponchartrain Basin.

 The new project announced this month (December), the Upper Comite Flats Umbrella Mitigation Bank, encompasses nine parcels in the Basin, one of the most in-demand watersheds in Louisiana .

For the past 10 years, EcoSystem Renewal has overseen design, permitting, construction, monitoring and management of more than 15,000 acres of restoration projects in Louisiana and Texas .

Managing Director Danny Moran said the coming year is shaping up to be a busy, exciting year for the company.

 “We expect to add additional projects in 2020 and look to add team members who are dedicated to wetland restoration.”

Mitigation banking is the federally preferred method of meeting the national goal of no net-loss of wetlands and environmentally threatened land.

Project leaders for road building, construction and other development can purchase credits in the land banks to meet requirements for offsetting unavoidable wetland impacts elsewhere.


 EcoSystem, based in Baton Rouge , has completed wetland delineation of the nine separate parcels and is now drafting the prospectus to submit to the US Army Corps of Engineers-New Orleans District. A prospectus is the legal document that spells out details of the project and restoration goals for regulators. 

Glenn Curtis, Manager of Inland Property LLC, developer of the Upper Comite Flats mitigation bank, said authorization is expected by the end of the fourth quarter of 2020.

A dire shortage of forested wetland credits in the Ponchartrain Basin , Curtis said, is holding up public and private development. “We intend to bring these credits to the market as quickly as possible,” Curtis said.


EcoSystem Renewal is also providing technical and regulatory services for two other Inland Property projects, the Elm Hall Mitigation Bank (in Assumption Parish) and Willow Lake Mitigation Bank (in Cameron Parish).

Both are in final permitting stage with approval expected in the first quarter of 2020, for Willow Lake , and third quarter for Elm Hall. Willow Lake will provide 375 acres of fresh marsh and coastal prairie wetland credits in the Calcasieu Basin .

Elm Hall will yield 395 acres of forested wetland credits in the Terrebonne Basin service area. Both are located within the Louisiana Coastal Zone.

In addition, EcoSystem Renewal is in final stages of permitting for a Texas mitigation bank, a complex 605-acre project, Cedar Bayou, in Liberty County . Cedar Bayou Holdings LLC, sponsor of that land bank, anticipates final approval by the third quarter 2020.

Arbor Funds $2.9 Million Fannie Mae Small Loan in Miami, FL

UNIONDALE, NY – Arbor Realty Trust, Inc. (NYSE:ABR), a leading multifamily and commercial mortgage lender, recently funded a Fannie Mae Small Loan in Miami, FL.

The property received $2.9M in financing with a 15-year fixed rate, four years of interest only payments, and a 30-year amortization schedule through the program.

Arbor Funds $7.7 Million Fannie Mae MAH Loan in New Orleans, LA

The 159-unit, received $7.7M in funding through the program. The loan provides a 10-year fixed rate with three years of interest only payments.
