Putin's Ukraine invasion forces investors to seek safe harbor, translating to 10-year Treasury yields dropping more than 15 basis points over the past week

Chicago, IL – Putin's Ukraine invasion shakes global world order as pandemic winds down, reports The Real Estate Capital Institute® (RECI)

 The flight to U.S. Treasuries tells the story as investors seek safe harbor, translating to ten-year Treasury yields dropping more than 15 basis points over the past week.  



In addition to the concerns about Ukraine, inflation fears haunt real estate investors. 

 However, strong CRE pricing continues due to the extreme amount of liquidity in the marketplace.  

And based on spreads over ten-year benchmark treasuries, the key late-winter capital market pricing highlights are as follows:

Equity:  At the beginning of the 21st Century, overall cap rate spreads vs. risk-free treasuries reflected about a 400 basis point premium.  

 Since then, risk premiums have steadily declined as more liquidity finds this sector.  Today, the risk premium is about 100 basis points lower, hovering in the 300 basis point range. 

 

 Even as substantial variation exists based on property type, stabilization status, location, etc., risk premium ranges remain steady -- fluctuating about 25 basis points.  


 

That said, the relationship between cap rates and treasuries is not linear, as premium spreads closely correspond to benchmark treasuries.

 

Debt:  As with equity, the abundance of capital helps pricing stay within tight risk premium ranges over benchmark rates. 

 

 Furthermore, government funding programs focusing on selective policy mandates (e.g., affordable housing) help keep pricing highly competitive in such instances.  




Mortgage risk premiums hover 200 basis points over benchmark rates.  More variance exists, say 50 basis points, depending upon leverage and income stream quality.  However, higher-risk fundings with shorter maturities can fluctuate by 100 basis points or more.

Stan Johnson Co. Arranges $21 Million Sale of Mississippi Distribution Facility

GRENADA, MS -- Stan Johnson Company, one of commercial real estate’s leading investment sales brokerage firms, has completed the sale of a single-tenant industrial facility leased to Advanced Distributors Products, the leading producer of residential evaporator coils in the nation. 

The 288,000-square-foot property is located at 445 American Way in Grenada, Mississippi and serves as the distribution center for the tenant’s manufacturing plant located less than one mile east of the property. 

Mike Sladich and Maggie Holmes of Stan Johnson Company represented the seller, an Illinois-based industrial developer, Agracel, Inc. Typically long-term holders, Agracel, Inc. recognized a unique opportunity to sell and took advantage of the current market dynamics. 

The buyer was a Dallas, Texas-based REIT. The property sold for approximately $21.3 million.

We received a lot of interest from both institutional and private buyers, and we ultimately sold at full ask to an institution who closed in 45 days,” said Holmes, Director in Stan Johnson Company’s Atlanta, Georgia office. 

“At $74 per square foot, the property was placed well below replacement cost, and with construction costs still on the rise, this was an important metric to investors.”

Business Leader John Crossman Replacing Retiring Dick Batchelor on Orlando Housing Authority

 Mayor Buddy Dyer appointed Crossman to replace retiring former Florida House member Dick Batchelor.

GO Industrial Buys Land in East and West Phoenix for 1.28 Million SF of Spec Industrial

 PHOENIX, AZ  -– Phoenix-based GO Industrial has purchased land parcels on each side of metro Phoenix for the development of more than 1.28 million square feet in two fully speculative, Class A industrial projects: GO | 99 North and GO | AZ Ave.

 

“Phoenix has demand swelling on many levels and across numerous submarkets, and we plan accordingly with projects that are diversified in location, product size and function,” said GO Industrial Managing Partner Robert Guerena.


 “Our two latest projects reflect the requirements of their own unique submarkets, with GO | 99 North targeting the global industrial users of the established West Valley and GO | AZ Ave responding to demand from the East Valley’s rapidly emerging and highly innovative middle market.”

Representing the broad demand for Phoenix industrial space, the projects are located at Buckeye Road and 99th Avenue in Phoenix’s West Valley, and along Arizona Avenue, near Germann Road and just south of the Loop 202 freeway in Chandler, Arizona, in Phoenix’s East Valley.

The West Valley project is GO | 99 North, a single building totaling 1.1 million square feet on 70 acres.

 

It is the continuation of GO Industrial’s 1.3-million-square-foot GO | 99 industrial project, now under development at the same intersection.

 

Together, the two projects will bring a total of 2.4 million square feet to the market.

 

The East Valley project is GO | AZ Ave, also a single building, totaling 181,655 square feet on 10 acres and representing GO Industrial’s debut in the East Valley submarket.

GO | 99 North will feature 40’ clear height, concrete truck courts, 217 trailer and 1,315 auto parking stalls.

 

It is scheduled to break ground during the third quarter of 2022. GO | AZ Ave. will feature 32’ clear height, concrete truck courts, 53 trailer and 212 auto parking stalls. It is scheduled to break ground during the second quarter of 2022.

 

Both projects will be delivered AC ready, and both land sites were purchased from private individuals for a collective price of approximately $40 million.
