Miami Beach, FL– JLL and Newmark Knight Frank (NKF) announce they arranged a 4,020-square-foot lease that will bring Five Guys Burgers and Fries (Five Guys) to 100 Lincoln Road, one of the most visible retail corridors in Miami Beach’s premier shopping corridor.

The footprint of the new Five Guys’ location will be significantly larger than the franchise’s average 2,500 square feet, which is a nod to 100 Lincoln Road’s ideal location at the intersection of Lincoln Road and Collins Avenue, South Beach’s busiest corner.

NKF Managing Director, John Ellis, and NKF Associate, Aaron Labovitz, represented Five Guys in the lease. JLL Senior Vice President and Retail Lead for South Florida, Zach Winkler, and JLL Senior Associate, Jonathan Rosen, represented the landlord,

The Nightingale Group, in the lease negotiations. The Nightingale Group portfolio holdings currently span more than 11 million square feet of office and retail commercial space under management across 22 states.

Founded in 1986, Five Guys is a family-owned fast casual restaurant franchise specializing in made-to-order hamburgers, hot dogs and French fries using fresh ingredients.

The brand has expanded to over 1,600 stores spanning 19 countries.

“Five Guys was looking to expand its presence on South Beach and was specifically seeking out a hard corner opportunity,” said NKF’s Labovitz.

Zach Winkler
“What attracted the tenant to 100 Lincoln Road was its ability to draw traffic from two of the busiest streets in a world-famous destination with customers being able to walk right off the beach and into the restaurant.”

Lincoln Road is among South Florida’s top three attractions. The mile-long pedestrian mall, featuring outdoor shopping, dining, arts and culture and entertainment, annually attracts more than 11 million visitors from around the world.

Its status as one the most iconic cultural and commercial pedestrian roads in the U.S. was recognized by its inclusion in the National Register of Historic Places in 2011.

“Food and beverage establishments are key market drivers for retail right now,” said JLL’s Winkler. “100 Lincoln anchors the east end of Lincoln Road and sits just across the street from South Beach’s most world-renowned hotels and beaches.

"The building is strategically placed to capitalize on Lincoln Road’s pedestrian traffic, as well as heavy vehicular traffic along Collins Avenue, and is an ideal corner for the Five Guys franchise.”
