Voit Real Estate Services Directs Six Transactions Totaling $10 Million in Orange, CA and Los Angeles Counties




SOUTHERN CALIFORNIA, (April 24, 2012) – Voit Real Estate Services has directed six transactions in Orange County and Los Angeles County encompassing 121,265 square feet for a total consideration of $9.85  million.

Transaction # 1

Barry Walshe and Mike Boomer of Voit’s Anaheim office directed a 44,956 square-foot industrial lease located at 1000 N. Tustin Ave. in Anaheim, Calif. for a total consideration of $2.1 million on behalf of the lessor, Wohl/Anaheim LLC. The lessee, Casa Leaders HP, Inc., was represented by Joe Miller of CBRE. Casa Leaders HP, Inc., a furniture and appliance retailer, plans to use this property as its fourth store location.

Transaction # 2

Gregory Velastegui and Stephen Lane of Voit’s Irvine office directed the $2.85 million sale of a 23,920 square-foot industrial property consisting of two buildings located at 2960 and 2968 Randolph Ave. in Costa Mesa, Calif. Voit represented the seller, Raze Investments, LLC. The buyer, Jerry Palanjia, was represented by Joel Burnstine of Burnstine and Kahele Real Estate.

Transaction # 3

 Kevin Bayless and Michael Cargile of Voit’s Irvine office completed the $1.5 million acquisition of a 15,237 square-foot industrial building located at 26021 Pala Dr. in Mission Viejo, Calif. Voit represented the buyer, Pacific Industrial Partners, LLC.

Transaction # 4
 
Kevin Bayless of Voit’s Irvine office completed the $2.1 million acquisition of a 13,284 square-foot industrial R&D building located at 160 Calle Iglesia in San Clemente, Calif.  Bayless represented the buyer, Custom Ingredients, a manufacturer of custom flavors for beverages, confections, nutritional bars, and powder drink mixes.  Custom Ingredients acquired the property as an owner-user and will fully occupy the facility.

The seller, Holley Research & Enterprises, LLC, was represented by Rob Johnston of Johnston Pacific.

Transaction # 5

Michael Coppin, John Harty and Xavier Colombi of Voit’s Irvine office completed a 12,094 square-foot office lease renewal at 28202 Cabot Rd. Suite 200, 201, and 255 in Laguna Niguel, Calif. on behalf of the landlord, Arden Realty Limited Partnership. The tenant, Bank of America, was represented by Jones Lang LaSalle.     

Transaction # 6
 
Luke McDaniel of Voit’s Anaheim office directed the $1.3 million sale of an 11,774 square-foot industrial property located at 9234 Norwalk Blvd. in Santa Fe Springs, Calif., on behalf of the seller. McDaniel worked with Cameron Driscoll, Mitch Zehner and Seth Davenport of Voit’s Anaheim office to represent the seller, YCC Pacific Commerce Ctr, LLC.

The buyer, Air Sea Packing LA, LLC, an international shipping, moving and storage company specializing in fine art, antiques and high value objects, was represented by Dennis Verner of SCV Commercial Real Estate Services.
