Blake Rodgers and Pasha Johnson partner to launch Steel Peak investment firm focused on industrial outdoor storage (IOS)

SAN DIEGO, CA, Jan. 9, 2024 —Blake Rodgers and Pasha Johnson announced today they have launched Steel Peak, a specialized commercial real estate investment firm, with a focus on the growing niche of industrial outdoor storage (IOS) properties.

IOS properties are within a sub-segment of the Industrial asset class that serve the needs of the transportation, logistics, and construction sectors.

 

 IOS sites are categorized as having less than 20% building coverage and are zoned for industrial uses that allow the outdoor storage of vehicles, products, construction equipment and materials, or containers.

Steel Peak will seek to acquire IOS properties throughout Southern California with capitalized values ranging from $5 million to $50 million. The firm invests directly and in partnership with institutional investors and high net-worth investors.

IOS facilities serve as the backbone of the U.S. Supply Chain and are mission critical for the companies that need outdoor storage to operate their businesses. It is estimated that the highly fragmented IOS market is a $200-billion asset class within the United States.

Premium Condo Space for Exotic Cars and Recreational Vehicles Coming to Leesburg, FL

LEESBURG, FL – new condo project is planned for a local industrial park. But, instead of humans, the dwellers at Apex Auto and RV Vault will be more on the sleek and shiny side.

Located at County Road 468 and Main Street, the Apex Auto and RV Vault will offer classic car aficionados a luxury home for their prized two-, three- and four-wheel vehicles and RVs, according to Orlando businessman Michael “Mickey” Blackton.

“We’re building 17 premium garage condo units that measure 50 by 25 feet with climate controlled, customizable motor garages that are being designed to hold motor homes or up to five cars,” Blackton said. “A lot of people have or would like to have exotic cars and motorhomes, but have no safe place to keep them.”


The 
Apex Auto and RV Vault venture is designed with those owners in mind, he said. Each of the 1,200-square-foot units will be 20 feet tall with 14- by 14-foot rollup doors on one side of the building.

The other side – which is designed for large motor homes – will have 16- by 14-foot roll up doors. The units, which will be built to withstand Category 4 storms, will include a restroom with shower, and an optional mezzanine.  

The facility will also have a 50- by 50-square-foot clubhouse designed for use by the Vault’s private owners club and monthly events, he said.

The general contractor for the job is Matthew Hanna Construction of Leesburg.

Blackton, the CEO of a family-owned building supply company, said ground will be broken for the project after 50 percent of the condos are sold, which he expects will be during the second quarter of 2024.

Akrete names Nicole Stenclik as its first president
