GVA Advantis Orlando Wins New Leasing and Management Assignments

ORLANDO, FL – (June 17, 2009) – GVA Advantis recently won new leasing and property management assignments, and was chosen to provide property management services to an exclusive leasing assignment it has held since 2006.

University Plaza, a 12,220± sf professional office complex located at 11500 University Boulevard in east Orlando, was built in 1992 and renovated in 2001. GVA Advantis began leasing and property management services on May 1. The office is currently 47% occupied.

Additionally, GVA Advantis began providing property management services on June 1 to 1707 Orlando Central Parkway, a 65,000± sf, class B office space on the north side of Orlando Central Park, for which it has provided leasing services since 2006. This five-story office was built in 1968 and completely renovated in 2001. It is currently 90% occupied.

Another property was recently added to GVA Advantis’ list of managed properties – site of the new 43,668± sf U.S. Citizens & Immigration Services office at 6680 Corporate Center Boulevard in Lee Vista Center near Orlando International Airport.

Roxanne Hargis, (top right photo) area manager for GVA Advantis’ property management services division, landed the management of all three accounts.

“We have won several new management assignments, thanks to Roxanne, as well as leasing assignments since the beginning of the year, and we just added two brokers to help manage the new business.”

GVA Advantis Signs Allied Technology Group to 12,089-SF Lease in Orlando


ORLANDO, FL – (June 9, 2009) – GVA Advantis recently announced the completion of a 10-year-plus lease transaction for Allied Technology Group to relocate this August to Discovery Tech Center II, (top right photo) 2750 Discovery Drive in Central Florida Research Park on Orlando’s east side.

GVA Advantis Grows Orlando Office With Two Associates


ORLANDO, FL – (May 27, 2009) – GVA Advantis recently added two new brokerage associates in its Orlando office: Connie Snyder, (top right photo) Associate Director, Office Services, and Don Rudolph, (middle left photo) CCIM, Associate, Office & Industrial Services.

Both come with rich backgrounds in diverse areas of commercial real estate. Snyder recently left her position as Medical Office Specialist of RE/MAX 200 Realty’s Commercial Division having developed a successful niche in the medical office building segment, generally regarded as a somewhat recession-proof business.

Rudolph, who earned his Certified Commercial Investment Member designation in 2007 and recently served as associate of office and industrial services with NAI Realvest, brings experience in land, office and industrial services, but also tenant representation, investment and buyer brokerage services.

“Connie and Don complement our team and round out the services the Orlando office provides. Along with our steadily growing property management division, I feel like there’s nothing we can’t accomplish right now,” said Lisa Bailey,(bottom right photo) senior director of office & industrial services of GVA Advantis’ Orlando office.

At a time when many brokerage firms are not hiring or even letting representatives go, GVA Advantis’ corporate office, based in Washington, D.C., is continuing the growth plan it outlined last year when the company announced its recapitalization.

With a concentration of offices in Florida, the health and growth of the Orlando branch is central to the company’s strategy. In addition to the new brokers joining the ranks, Orlando’s leasing division has won nine new leasing assignments and the property management division has won two assignments since the beginning of the year.

GVA Advantis Negotiates New Leases and Renewals in Metro Orlando

ORLANDO, FL – (May 14, 2009) – GVA Advantis announced the completion of the following new leases and renewals totaling over 10,000 SF in Metro Orlando.

Midwest Steel’s Orlando office will focus on the Southeastern United States, which currently leads the country in construction projects. They relocated their offices from Southwest Orlando to be closer to Orlando International Airport.

· Law firm Henderson Sachs, PA, has renewed their lease of 1,670 SF in Atrium Tower (bottom left photo) located at 7680 Universal Boulevard.

Carol Tanner, Associate of Office Services, represented the landlord in the following transaction.

· 1024 Studios, LLC, a company specializing in designing computer software for tools such as Apple’s iPhone, has leased 1,178 SF of space in Lucien Green, located at 2250 Lucien Way
in Maitland Center. 1024 Studios also develops software for personal computers and sells products through retailers such as Best Buy.

GVA Advantis Presents 4th Quarter Orlando Office Market Review

ORLANDO, FL--GVA Advantis presents its fourth quarter overview on the Orlando office market:

Clearly in the grasp of a long-lasting recession, Orlando’s office market is holding its own in this economy. Here is a look at how The City Beautiful fared at the close of the year compared with two prior years.

Interestingly, at least two fundamental measures saw slight progress or remained stable in 2008: asking lease rates and sublet vacancy rates. Investment sales are off around the country by approximately 75%, according to informed sources.

While enjoying a healthy increase from 2006 to 2007, Orlando suffered a 60% dip in sales for 2008 in transactions of properties over 10,000 SF.



The metro area’s office sector vacancy rate improved by 0.2% over the third quarter to a still-too-high 15.1% to end the year.

Individually, most submarkets remained fairly flat in terms of availability with the only significant activity happening in two regions: direct vacancy in the Airport submarket rose from a third quarter showing of 4.7% to 7.1%, with Class A available space more than doubling.

Disproportionate swings continue in Lake Mary/Heathrow/Sanford, which dropped five percentage points from 13.5% to 8.5% for the third quarter, but is now back up to 10.2%, with increases in availability among all classes, especially C space.

Net absorption suffered, adding another (121,316) for a YTD figure of (437,712). Five of 12 submarkets – Kissimmee/Celebration; Lake Mary/Heathrow/ Sanford; Northwest Orlando; University/Research; and Winter Springs/Oviedo – showed modest positive absorption for the year. However, it was not significant enough to override the other seven submarkets’ annual activity.

Overall sublet vacancy rates dropped significantly by almost 148,000 SF for the quarter, from 3.1% to a year-end total of 2.7%.

GVA Advantis Hires Carol Tanner as Associate, Office Services, in Central Florida

ORLANDO, FL (Nov. 3, 2008) -– GVA Advantis has hired Carol Tanner (top right photo) as the most recent addition to its office services team in Central Florida. She will be based in the firm’s Orlando office and will focus on client needs in the Greater Orlando area, particularly northern Orange County and Seminole County.

“We’re very excited to have Carol as part of our office services division,” says Senior Director Lisa Bailey (top left photo). “Our goal is to provide our clients with the best service and value, and with Carol’s experience in the commercial real estate business and her depth of knowledge of Greater Orlando, she’s just what we need to better serve our clients.”

Most recently Tanner worked with RE/MAX in Orlando as an agent and managing director in the Certified Commercial Division. Prior to joining RE/MAX, she had five years’ experience as business development manager with an urban design/landscape architecture firm and a general contracting firm. Tanner also has extensive experience in real estate marketing and communications.

Tanner is a CCIM candidate and serves on its board as well as leading the newsletter committee. She is a member of CREW Network and the Central Florida Commercial Association of Realtors.

Industrial Market Highlights

· $6.42 Overall average asking lease rate on vacant industrial space in Orlando

· 739,093 Total square feet of 20,000sf+ industrial space currently under construction

· 1,146,570 Total square footage available for subleasing in all 11 submarkets, approximately 45% of which is located in the Airport/Southeast Orlando submarket

· 1,232 Number of industrial buildings at 20,000sf+ being tracked in Orlando’s 11 submarkets

· $66.83 Average price per square foot paid for seven Orlando area industrial properties sold during 3Q08, down from $89.32 in 2Q08

Investment Summary

Sales activity was extremely light in the third quarter for the industrial sector. Industrial property sales totaled $26,640,000 and averaging around $67 per square foot. This is down significantly from the second quarter’s $40 million in transactions that averaged approximately $89 per square foot, and represents a little over 50 percent of first-quarter sales transactions. The total sales represent approximately 92 percent of the original collective asking price of the six properties.

Office Market Highlights

· $24.76 Class A overall average asking lease rate on direct vacant space in Orlando

· 199,681 Total square feet space leased in the 3rd quarter comprising 15 transactions each of at least 5,000 SF

· 265,561 Fewer square feet of vacancy available for lease in the Lake Mary/Heathrow/Sanford submarket over 2Q08

· 543 Number of office buildings at 15,000 SF+ being tracked in Orlando’s 12 submarkets

· $178.50 Average price per square foot paid for eight Orlando area office properties sold during 3Q08

Investment Summary

In yet another sign of economic paralysis, sales transactions for the third quarter totaled only $58.6 million for eight properties. Conversely, per square foot totals were higher at $178.50 versus $153.00 in the second quarter. Year to date, office property investment sales totaled approximately $238.3 million.

Total sales in 2007 reached $783 million, which fell short of the record years of 2004 and 2005, so overall investment activity has suffered significantly and fallen dramatically in a short period of time. Per square foot sales peaked in 2007 at $209.11, which earned Orlando the number 2 spot in the Southeast region.

GVA Advantis Hires Justin Savich as New Land Associate in Central Florida

ORLANDO, Fl – GVA Advantis has hired Justin Savich (top right photo) as the most recent addition to its land services team in Central Florida. He will be based in the firm’s Orlando office and will focus on client needs in the Greater Orlando area.

“We’re very excited to have Justin as part of our land division,” says Executive Director Mark Cooney.(bottom left photo) “With his experience in the real estate business and an extensive knowledge of both the Greater Orlando and Tampa Bay markets, he’s the perfect fit for our team.”

Most recently Savich worked with Flagship Development in Orlando. Prior to joining Flagship Development, he had more than eight years experience working alongside his family’s real estate and development company.

Born and raised in Tampa, Savich is a graduate of the University of Central Florida, where he earned a Bachelor of Science degree in marketing with an emphasis in real estate. Savich has lived in Orlando for the past six years, and has traveled all over the world as a professional wakeboarder.
