JLL arranges financing for Katy, TX multi-housing community

HOUSTON, TX – JLL Capital Markets announced it has arranged acquisition financing for a multi-housing community located in the Houston-area suburb of Katy, Texas.

JLL worked exclusively on behalf of Hilltop Residential to arrange the four-year, floating-rate acquisition loan through a national bank.

The community is situated on 14.44 acres along Grand Parkway. Completed in 2013, the community consists of a mix of one-, two- and three-bedroom homes averaging 933 square feet.

Units feature stainless steel appliances, granite countertops, kitchen islands, nine-foot ceilings, wood-style flooring and private balconies. 

Community amenities include a resort-style pool, clubhouse, 24-hour fitness center, business center, resident long with TV and coffee bar, and lighted dog park with fountain. The community is zoned to top-rated Katy Independent School District campuses.

EcoSystem Renewal in Final Permitting Stage for Texas Restoration Project Site Divided by Re-routed State Highway


 BATON ROUGE, LA. – EcoSystem Renewal LLC, a leader in wetland mitigation banking, restoration, and preservation of high priority ecological sites, is in the final permitting stage for a new project in Texas and in early stages of permitting for multiple projects in Louisiana .

The Texas site in Liberty County , Cedar Bayou Mitigation Bank, is a 605-acre complex restoration project requiring extensive engineering and design work. A draft mitigation banking instrument was submitted in October 2019 to the US Army Corps of Engineers – Galveston District.

 Cedar Bayou Holdings LLC, the sponsor of the mitigation bank, anticipates final approval by the third quarter of 2020.

EcoSystem Renewal, based in Baton Rouge , has for the past decade provided design, permitting, construction, monitoring, marketing, and management for more than 15,000 acres of restoration work in Texas and Louisiana .

Berger Commercial Realty Leases 24,000 SF at Merrill Industrial Center in Dania Beach, FL

FORT LAUDERDALE, FL (Jan. 17, 2020) – Berger Commercial Realty/CORFAC International Senior Vice President Judy Dolan recently represented Merrill Industrial Center, Inc. in leasing 24,426 sq. ft. of warehouse space to Just Brands, LLC at Merrill Industrial Center, located at 3406 S.W. 26th Terrace in Dania Beach.

The deal is the result of Just Brands’ consolidation of its three warehouses in South Florida.

“Just Brands chose Merrill Industrial Center due to its ease of access and proximity to major roadways,” Dolan said. “With retail locations in Miami and eastern and western Broward County, accessibility was key.”

Merrill Industrial Center, a 134,132-square-foot, three-building warehouse park, offers convenient access to I-95, I-595, Florida’s Turnpike and State Road 84.

Seefried Industrial Properties and Clarion Partners to Develop Three-Building Spec Industrial Project in East Tracy, CA (San Joaquin County)

ATLANTA, GA  -- Seefried Industrial Properties, as development partner for Clarion Partners, LLC have recently purchased a 76-acre land site that paves the way for a new multi-warehouse spec development situated within the Northeast Area Specific Plan in Tracy, CA. 

Located at the northeast corner of Grant Line Road and Chrisman Road, New Project will total 1,130,000 square feet of office and warehouse space in three buildings consisting of 260,000 square feet, 517,000 square feet and 353,000 square feet, respectively.

Together, the project will offer tenants the opportunity to occupy space ranging from 18,000 to 1,130,000 square feet. 

Buildings will feature tilt-up construction, have clear heights ranging from 32 to 36 feet, 185’ truck courts, 339 trailer spaces combined, an ESFR sprinkler system and ample parking.
