OTL AND CENTERCAL PROPERTIES ANNOUNCE CONSTRUCTION OF REVOLUTIONARY SHOW FOUNTAIN AT 85-ACRE LIFESTYLE DEVELOPMENT IN RIVERTON, UT

Riverton, UT – Outside the Lines (OTL), a design-build construction company that specializes in creating one-of-a-kind water features, fountains, rockwork and themed environments, and CenterCal Properties, LLC, an industry-leading private retail development company, have announced the construction of a revolutionary new show fountain at the second phase of Mountain View Village, an 85-acre lifestyle development in Riverton, Utah.

Mountain View Village is located at 4500 West 13400 South in Riverton, Utah.

 The fountain, designed and constructed by OTL, will utilize a new approach with state-of-the-art technology to produce a spectacular choreographic water and light show, according to Chris Roy, director of creative design for OTL.

 “As an amenities provider with deep expertise in customizing each project to help our clients create a unique sense of place, OTL is working with the design team at Architects Orange (AO) to deliver a water feature that is distinctly inspired by Mountain View Village’s iconic location,” says Roy.

 “The fountain will counterbalance architectural and natural elements, combining natural stone representing Utah’s beautiful mountains with modern geometric forms illustrating the project’s investment in the future.

 OTL is always working to improve on show fountain technology, and the concept we’ll be installing at Mountain View Village is special in that it multiplies the water’s choreographic effects in a completely new way.

The result will definitely stand out as having a completely different look compared to existing show fountains.”

 The fountain will also feature energy-efficient LED color-changing lighting and musical shows to entertain and attract visitors to the center, Roy adds.

 “The food hall and dining courtyard with a circular fireplace above the fountain, combined with a large-scale LED screen and special effects of the water feature, integrate activity across the entire site,” Roy notes.

 Mountain View Village Phase I features a Harmons Grocery Store and Fuel Stop and more than 35 retailers, businesses and dining options.

  In July 2018, OTL delivered a fountain for Phase I featuring a 13-foot bronze American eagle sculpture conceived by Fred Bruning, chairman and founder of CenterCal Properties, and nationally renowned Northern California native artist, Brian Keith.

 The sculpture, which pays homage to the men and women serving in Riverton’s fire department, police department, and local National Guard, serves as the centerpiece for the Phase I plaza, according to Bruning.

 In addition to the new show fountain, the second phase will feature five pocket parks with distinctive amenities; a covered market hall-style pavilion with a series of eateries and indoor and outdoor seating; a 14-screen Cinemark movie theater complex; and retail, restaurant, and commercial spaces.

Completion of the second phase is slated for May 2022.

Comunidad Partners Pioneers Virtual Healthcare at its Multifamily Communities

 Austin, TX, March 1, 2021 — Comunidad Partners, a minority and women-owned real estate investment firm specializing in workforce / affordable housing in culturally diverse neighborhoods, has become one of the first apartment owners in the U.S. to roll out free virtual healthcare services to its residents.

 “There is an urgent need for immediate access to healthcare, especially in the current environment and with our residents who are the most vulnerable and at-risk,” explains Antonio Marquez, Managing Partner at Comunidad Partners.

 “We view this amenity as an essential service to our workforce residents where many of them have lost health insurance during the pandemic or are underinsured.

 Comunidad Partners partnered with Veritas Impact Partners, a nonprofit service provider for cost-burdened apartment residents to pioneer a new virtual healthcare program for multifamily communities that leverages a large-scale telehealth contract with a Fortune 500 healthcare provider.

 According to Marquez, this is the first time that individuals and families can access free telehealth services at scale through an owner-operator. These types of health services are typically only offered through employer insurance providers.

 


“Our core focus is on workforce housing communities in underserved markets across the U.S., which includes many minority communities,” says Marquez, who is a second generation Mexican-American and whose father immigrated to the U.S. in the 1970s.

 “Many minority communities have been disproportionately impacted by COVID-19, among a variety of other health related issues.

 "This often stems from a larger systemic issue regarding a lack of investment in these communities, often creating environments like food deserts where there is no access to healthy foods, quality jobs that provide access to healthcare and top medical facilities, among others.


In fact, minority communities tend to be the most underserved and underinsured in the U.S., which is why services like this are crucially important to address a critical need in this country and creating health equity.”

 The partnership with Veritas and these new telehealth offerings is an extension of Comunidad’s larger focus on social impact, through which the firm actively addresses key issues that impact residents’ daily lives.


  In addition to its focus on workforce and affordable housing, Comunidad offers a variety of programs and services within its communities that improve opportunity and positive outcomes for residents, including equity / jobs programs, health and wellness programs, immigration assistance, and after-school programs, among many others.

University of Florida Warrington College of Business Announces New Student Scholarship on Real Estate Studies

GAINESVILLE, FL and WINTER PARK, FL – The University of Florida Warrington College of Business is proud to announce a new scholarship for students who attended Florida A&M University (FAMU) or other Historically Black Colleges or Universities (HBCU) and are interested in studying real estate.

 

The Bergstrom-Crossman Real Estate Scholarship will be awarded annually through the Kelley A. Bergstrom Real Estate Center to support students qualified for the Nathan S. Collier Master of Science in Real Estate (MSRE) program with undergraduate degrees from Florida A&M University or another HBCU.

The scholarship will cover all costs of attendance, including tuition, fees, books and supplies, a computer, a room and board stipend and a professional development supplement.

 

The Bergstrom-Crossman Real Estate Scholarship aims to address the lack of diversity in the real estate industry in addition to making a real estate education more equitable and accessible to exceptional students.

DAUM Commercial arranges 173,940-SF, $12 million industrial warehouse lease in Tolleson, AZ

TOLLESON, AZ – DAUM Commercial Real Estate Services has successfully arranged the lease of a newly constructed 173,940 square-foot industrial warehouse in the greater Phoenix submarket of Tolleson, Arizona on behalf of the lessor, Hopewell Development, a commercial development company based out of Canada. The total consideration of the lease is $12 million.

The building was leased within two months of completion, according to DAUM Executive Vice President Chris Rogers, who completed the deal alongside Executive Vice President Trevor McKendry and Associates Dan Casey and Parker Houston.

“DAUM initially sold the unoccupied land site to Hopewell Development in June 2019 in an off-market transaction,” says Rogers. “In partnership with Sunstate Builders, the firm strategically delivered a state-of-the-art distribution facility that met current trends. 

Based on our deep knowledge of market demand and established relationships, we were able to rapidly secure a long-term lease to a strong credit tenant for our Client.”

According to McKendry, the building is fully leased to Republic National Distributing Company, a national distribution company who was looking to expand its presence and distribution capabilities within the Arizona market.

“The greater Phoenix market continues to draw an influx of distribution users based on its close proximity to growing population hubs and ease of access throughout the Southwest region,” says McKendry, who notes that Q4 was the best quarter on record for industrial net absorption.

 “The lessee, who already had one location in Phoenix, was attracted to this Tolleson location, situated just 10 miles outside of Downtown Phoenix and offering immediate access to Interstate 10.”

The facility has several competitive features ideally suited to today’s distribution needs, including 28 dock-high loading doors, four grade level doors, 32’ clear height, a fenced and gated concrete truck court with 130’ depth, 3,600 amps, an ESFR sprinkler system, R-19 insulation, and LED lighting.

The building is located at 320 S. 91st Avenue in Tolleson, Arizona. Andy Markham, Will Strong, Mike & Phil Haenel at Cushman and Wakefield represented the tenant in the lease transaction.
