Arbor Commercial Mortgage Appoints Louis Sarube to Vice President, Asset Management


Uniondale, NY--- Arbor Commercial Funding, LLC (“Arbor”), a wholly-owned subsidiary of Arbor Commercial Mortgage, LLC and leader in the commercial real estate finance industry,announced the appointment of Louis Sarube (top right photo) to Vice President, Asset Management. Mr. Sarube is based out of the Company’s Uniondale office and reports to John Felletter, SVP, Asset Management.

As Vice President, Asset Management, Mr. Sarube is responsible for the overall analysis of Arbor Realty Trust’s (ART) loan portfolio. His primary responsibilities include loan valuation, restructure and workout of Senior, Mezzanine and Bridge loans. Other responsibilities include identifying and implementing value enhancement opportunities and coordinating loan activity with senior management, attorneys and outside auditors to ensure compliance with CDO requirements.

Prior to joining Arbor, he served as a Director, Real Estate Finance for UBS Investment Bank/Dillon Read Capital Management. In this role, he closed in excess of $1.2 billion in transactions and was responsible for originating, underwriting, structuring and closing commercial fixed rate, bridge and floating rate loans.

Before UBS Investment Bank/Dillon Read Capital Management, he served as President and Chief Executive Officer at LPS Real Estate Analyst Inc., where he performed complete underwriting due diligence for loans originated by UBS Investment Bank. He held positions previously with Parallel Commercial Capital, LLC and Aetna Life Insurance Company.

Mr. Sarube holds a B.S. in Accounting from Bryant University and resides in Tarrytown, NY.

Arbor Enhances its Successful Small Loan Program by Reducing Processing Fees and Streamlining Fannie Mae DUS® Small Loans Applications


UNIONDALE, NY – Arbor Commercial Funding, LLC (“Arbor”), a wholly-owned subsidiary of Arbor Commercial Mortgage, LLC, and leader in the commercial real estate finance industry, announced it is reducing the initial processing fee for Fannie Mae DUS® Small Loans from $7,500 to $4,500. This is effective immediately and applies to all new small loans going forward as of today that are not in processing yet.

Arbor’s enhanced program will also offer a streamlined application. As always, the Fannie Mae DUS® Small Loans Program features:

Up to 80% LTV

$1 - $3 million, up to $5 million in certain markets

Supplemental loans available during loan term and upon acquisition


“These enhancements show Arbor’s dedication to the Small Loan Program and our understanding of our clients’ needs in this current lending environment,” said John Caulfield,  (top right photo) Executive Vice President. “As one of Fannie Mae’s largest DUS® lenders to offer the small loan product, we have seen competitors come and go, but we are here and committed to the program for the long term.”


This announcement comes on the heels of an already banner year for Arbor. For the second consecutive year, Arbor was named a Top Ten Fannie Mae DUS® lender. In the first quarter, the Company also created a west coast branch of operations to service its clients in that expanding market.

Team Arbor Laces Up Again for the Marcum Workplace Challenge

Employees Converge on Jones Beach for Fifth Consecutive Year to Support Local Causes






UNIONDALE, NY - For five years running, Arbor Commercial Mortgage employees laced up their sneakers and joined 6,100 other participants from over 200 Long Island companies on Tuesday, July 28 for the Marcum Workplace Challenge.

All proceeds earned from the annual 3.5 mile race at Jones Beach State Park were donated to the Children’s Medical Fund of New York and the Long Island Children’s Museum.

Arbor Closes $38,455,900 Fannie Mae DUS® MBS Loan for The Grove at Turtle Run in Coral Springs, FL

Uniondale, NY (July 13, 2009) – Arbor Commercial Funding, LLC (“Arbor”), a wholly-owned subsidiary of Arbor Commercial Mortgage, LLC, announced the recent funding of a $38,455,900 loan under the Fannie Mae DUS® MBS product line for the 510-unit complex known as The Grove at Turtle Run (top left photo) in Coral Springs, FL.

The 10-year loan amortizes on a 30-year schedule and carries a note rate of 5.51 percent.

The loan was originated at Arbor’s Uniondale, NY headquarters.
