MCA Realty sells 42,750-SF multi-tenant industrial park in Orange, CA for $13.5 million after buying it for $9.45 million in 2021

Orange, CA, Jan. 25, 2023 – MCA Realty, a full-service real estate investment and management company based in Orange County, California, announces the sale of Struck Business Park, a 42,750-square-foot two-building industrial park located at 1523 and 1547 West Struck Avenue in Orange, California for $13.5 million to a private investor.

MCA Realty acquired the business park for $9.45 million in August 2021.  This transaction marks the second disposition in the firm’s $50 million Industrial Growth Fund.

“Through our value-add business plan we were able to increase rents materially across the rent roll which in turn increased the value of the property,” says Tyler Mattox, Principal at MCA Realty. 

 “We implemented a capital improvement program by upgrading the exterior with paint, asphalt, fencing, landscaping and monument signage.  Interior improvements to select units were also made.”

Mattox went on to say,  “As MCA Realty grows, the firm continues to deploy the remaining capital within its $50 million Industrial Growth Fund and plans to raise a second fund in the near future.”

Built in 1976, Struck Business Park is located in the North Orange County submarket, just minutes from the SR 57 and I-5 Freeways, providing convenient access to neighboring communities.  The property was 100 percent leased at the time of the sale.
