Ware Malcomb Promotes Mark Bartolone to Director, Advanced Manufacturing

PLEASANTON, CA, Sept. 9, 2020 – Ware Malcomb, an award-winning international design firm, today announced Mark Bartolone has been promoted to Director, Advanced Manufacturing in the Pleasanton office.

In this role, Bartolone leads the growth and management of the firm’s Advanced Manufacturing Studio.

Bartolone joined Ware Malcomb in 1997, serving in many roles during his long career in the firm’s Pleasanton office and previously in the Irvine office.

Most recently, he served as Studio Manager, Manufacturing & Technology, leading a talented team of architects and designers located throughout Ware Malcomb’s offices across North America.

His areas of expertise include advanced manufacturing, e-commerce fulfillment and distribution, industrial, and technology-driven projects.

BLT Enterprises Facilitates Nearly 90,000-SF Expansion for Long-Time Tenant Volkswagen Group of America in Oxnard, CA

OXNARD, CA, Sept. 9, 2020  – BLT Enterprises, a multi-faceted real estate investment company based in Santa Monica, California, has announced the completion of Oxnard Engineering Campus (OEC) in collaboration with the firm’s tenant, Volkswagen Group of America, Inc. (VWGoA).

The campus, comprised of more than 150,000 square feet and situated on nine acres of land in Oxnard, California, encompasses the VWGoA Test Center California (TCC) and both the Audi Engineering and Volkswagen Quality teams, and is the new home for the VWGoA Design Center California (DCC), which relocated from Santa Monica.

The successful expansion and upgrades were made possible in part due to the ongoing relationship between VWGoA and the landlord, according to Bernard Huberman, Founder and President of BLT Enterprises.

“Our work with Volkswagen Group of America exemplifies BLT’s ‘lifetime landlord’ strategy and mission to adjust to the needs of the companies that lease from us over the long term,” explains Huberman.

Huberman notes that the firm initially embarked on the built-to-suit, LEED-certified TCC project, which was completed in 2012.



Lisa Tamayo, Vice President of Development at BLT, adds that the idea for this project began in 2016, when the landlord demonstrated the possibility of unified campus environment with the neighboring building to VWGoA by first upgrading the property with a fresh coat of paint that matched the TCC.

The BLT team later presented the opportunity to repurpose the recently vacated, nearly 90,000 square-foot industrial and office property they owned adjacent to the TCC.

“Through communicating this vision to our tenant and completing strategic improvements to the facility, we were able to assist in delivering a customized, cutting-edge space to fit Volkswagen Group of America’s precise needs and reflect its unique culture,” says Tamayo.




“This project was a testament to BLT’s commitment to not only form solid landlord-tenant relationships, but to also act as a true, solutions-oriented partner.”

The state-of-the-art OEC features a new lobby designed by Gensler, renovated offices, new training and meeting areas, restrooms, stairs, large workshops equipped with lifts, alignment racks, tire service capabilities, and EV charging stations.



Exterior renovations completed at the property include the installation of new roll-up doors, fresh paint, landscaping and parking lot updates, a new roof, and new rooftop HVAC units. Amenities including car wash systems and additional EV charging stations will be coming soon.

Aramark Refreshment Services, LLC renewed their 10,000 SF unit at 4186 Incubator Court. 

 Aramark has been a tenant in Monroe Commerce Park since 2008.  The company supplies customized refreshment and snack packages for company break rooms for over 150,000 locations in North America.
