Odevo Appoints Paul S. Kaplan as CEO in the United States

 Paul S. Kaplan

STOCKHOLM, SWEDEN and MIAMI, FL, March 27, 2024 – Odevo, the rapidly expanding international leader in residential property management, announces its strategic move to strengthen its presence in the United States by appointing Paul S. Kaplan as the Chief Executive Officer for Odevo US.

This appointment underscores Odevo's mission to become the leading force in the residential property management sector, leveraging the combined power of people and technology.

Having entered the U.S. in 2022 with Florida-based KW PROPERTY MANAGEMENT & CONSUTLING, which Kaplan co-founded, Odevo has rapidly grown to make the U.S. its largest market within just 18 months.

“Paul Kaplan has an impressive track record of scaling a company from the ground up,” Odevo Group CEO Daniel Larsson said. “Additionally, Paul’s strategic vision and leadership skills make him uniquely qualified to oversee our continued U.S. expansion, in close collaboration with all our group companies and teams.”

Odevo has successfully expanded its U.S. portfolio to include renowned property management firms Spectrum AM and William Douglas, now managing over 400,000 homes and generating $225 million USD in revenue in the U.S. This reflects the company's strong momentum to further pursue growth and provide industry-leading services to homeowner associations across Europe and the U.S.

Daniel Larsson

Since its foundation, Odevo has achieved a thirtyfold increase in revenue and maintained an average annual growth rate of 71% between 2019 and 2023, with the group's revenue now exceeding $530 million USD.

The appointment of Kaplan as CEO of Odevo US is a strategic one, aimed at strengthening the company's U.S. leadership.

Kaplan, the co-founder and former CEO of KWPMC, has been an integral part of Odevo. Under his leadership, KWPMC grew to 2,600 employees and expanded its operations across Florida and the Bahamas.

"I am honored to continue my journey with Odevo and lead our U.S. operations,” Kaplan said. “We built KWPMC from scratch into one of the largest companies in residential property management with an entrepreneurial spirit and core values that are similar to what I see in Odevo’s team today.

"I look forward to continuing to work with our talented team to further our mission and deliver on our promise of enhancing the lives of millions of residents."

Kaplan officially started his role in March 2024, reporting directly to Larsson.

Atlantic | Pacific, a fourth-generation real estate company with a national expertise in acquisitions, development, property management and investments, leased 5,500 square feet at 6600 North Military Trail. It plans to have more than 20 employees in the corporate office. The company has offices in Florida, Georgia, Texas and California.

“In a changing office sector, tenants like Atlantic | Pacific Companies want to be in vibrant mixed-use environments,” Isaac Toledano of BH Group said.  “Our leasing momentum is a testament to our long-term plan to incorporate complementary uses into the site and maximize its true potential.”

Joe Freitas and John Criddle of CBRE, and Adam Starr of PEBB, are handling leasing at 6600 N Military Trail (formerly known as the Office Depot headquarters) on behalf of BH Group and PEBB. Sky Jones of Blanca Commercial represented Atlantic | Pacific.

The Atlantic | Pacific Companies lease comes immediately after BH Group and PEBB finalized a lease with national fast-casual food concept I Heart Mac & Cheese to establish its corporate headquarters at the property.

The joint venture also recently completed a long-term lease extension with anchor tenant ODP Corp. to ensure the company’s global headquarters remains in Boca Raton until at least 2033.

The site includes 650,000 square feet of office buildings on nearly 29 acres overlooking the Broken Sound Country Club’s golf course.

It features an array of amenities for future office tenants to enjoy, such as a state-of-the-art fitness center, cafeteria, auditorium, many conference rooms and covered parking.
