JLL Capital Markets brokers sale of fully leased, 18-property medical office portfolio in Texas and Kansas

 DALLAS, TX, Mar. 30, 2022 JLL Capital Markets has closed the sale of an 18-property medical office portfolio totaling 762,780 square feet in Texas and Kansas.

The properties are directly aligned with partnerships between Ardent Health Services, a leading healthcare provider, and two market-leading academic health systems, The University of Texas Health Science Center at Tyler and The University of Kansas Health System.

JLL marketed the properties on behalf of the seller, Ardent Health Services. The portfolio was acquired by a healthcare-focused real estate investment trust.

Local Builder Supplier Blackton Awarded Project at Minto’s Latitude Margaritaville in Daytona Beach, FL

 Daytona Beach, FL  --  Blackton, Inc., one of Central Florida’s largest and most active suppliers of roofing and flooring materials to the homebuilding industry, recently received a contract from Minto Communities to supply the Latitude Margaritaville community in Daytona Beach, FL

 Michael “Micky” Blackton, CEO  said his company, working out of their new Holly Hill location, will provide flooring for 416 paired cottage homes by the builder-developer. 

“The team at our new Holly Hill location led by Manager Michael Walmer will provide the prompt service this community needs to accommodate the season of homebuyers that started this spring and anticipated to escalate throughout the summer.”

Blackton said flooring work valued at an estimated $3.5 million will begin immediately  at the 55+ community located at 2400 LPGA Boulevard in the heart of Daytona Beach.

Blackton, Inc., headquartered north of downtown Orlando, with branch operations in Holly Hill and Leesburg, is a family-owned operation that has been supplying the homebuilding industry from Jacksonville to Tampa for more than six decades.

JLL arranges $543 million in financing for the $596.6 million 10 World Trade project in Boston’s Seaport district

BOSTON, MA,  Mar. 29, 2022 JLL Capital Markets has arranged $543 million in financing for the $596.6 million 10 World Trade project, a speculative development that will offer 555,250 square feet of life sciences, office and retail space in the heart of Boston’s Seaport District.

JLL worked on behalf of the borrower/developer team, led by Boston Global Investors, to secure a $382.5 million construction loan through a life insurance company lender.

JLL also arranged approx. $160 million in joint venture equity from PGIM Real Estate (“PGIM”) and Wheelock Street Capital (“WSC”) for the development.

Designed by the award-winning architects at Sasaki, the iconic tower will incorporate flexibility, well being, sustainability and technology, which are the new benchmarks of development in a post-pandemic world.

The “smart building ready” design allows the building to quickly adapt to a rapidly changing global environment and synthesize data to address health and safety issues within the building at all times.

 The 17-story tower will house life science and office uses on floors 3-17, while the ground floor will be home to a dramatic two-story public atrium with a 45-foot domed ceiling, a food hall, and a garden lounge surrounded by an operable glass façade.

The transit-oriented tower also has direct access to the Massachusetts Turnpike (I-90), which provides a direct connection to Boston’s Logan International Airport as well as Interstate 93.

PHOENIX, AZ– Phoenix-based developers George Oliver and GO Industrial have completed multiple new hires and promotions, deepening the leadership bench of the sister companies to pursue millions of square feet of new construction and redevelopment in the Southwest and Western U.S. office and industrial markets.

 

Hired not long after George Oliver’s formation in 2019, Nick Ray has been promoted to Vice President, overseeing all acquisitions, asset management and property operations for George Oliver and GO Industrial.
